Licensure Requirements for a Salesperson

  • Minimum age of 18
  • High school diploma or equivalent
  • Must complete 75 hours of pre-licensing education
  • Fingerprinting
  • Pass the salesperson exam within 12 months of course completion
  • Must be affiliated with a licensed broker
  • Apply for license (You will do this through your employing broker)

Licensure Requirements for a Broker

  • High school diploma or equivalent
  • Must complete 150 hours of broker pre-licensing education
  • Must have spent at least the past 3 years as a full-time licensed salesperson in New Jersey
  • Fingerprinting
  • Pass the broker exam
  • Apply for license within 12 months of pre-license course completion

Step by Step Guide (Salesperson)

  1. Complete 75 hours of pre-licensing education through an Approved School (Your school will send your exam eligibility to PSI upon completion of the course)
  2. Complete Fingerprinting
  3. Pass the salesperson exam (See below for more information)
  4. Apply for license through your employing broker

Step by Step Guide (Broker)

  1. Complete 150 hours of broker pre-licensing education through an Approved School (For details on specific hours and course requirements, refer to page 1 of the New Jersey Candidate Handbook)  
  2. Submit your school certificate and Experience Report for Broker Applicant Form to the New Jersey Real Estate Commission
  3. Complete Fingerprinting
  4. After you receive notice of your exam eligibility, you may call PSI to register for the broker exam
  5. Pass the broker exam (See below for more information)
  6. Apply for license within 12 months of pre-license course completion 

Exam Info

Salesperson: The exam costs $45 and is administered on a computer in multiple choice format. There are 110 scored questions and 5-10 pre-test questions that do not affect your score. 

There is no distinction made between scored questions and pre-test questions on the exam. They are all mixed in together, so it is important that you answer each question carefully. You must achieve a score of at least 70% to pass. You will have 4 hours to complete the exam.

Broker: The exam costs $45 and is administered on a computer in multiple choice format. In addition to standard multiple choice, the broker exam contains scenario-based questions with more than 4 possible answers to choose from. For an example of what this type of question looks like, refer to page 16 of the New Jersey Candidate Handbook

There are 115 scored questions and 5-10 pre-test questions that do not affect your score. There is no distinction made between scored questions and pre-test questions on the exam. They are all mixed in together, so it is important that you answer each question carefully. 

You must achieve a score of at least 70% to pass. You will have 4 hours to complete the exam. You must present your Certificate of Examination Eligibility at the exam site.
